Re: Leaving Japan - Bank Accounts & Pension
> Most Japanese banks state that you have to close your account when you leave Not if you're expecting to come back - otherwise staff being seconded overseas would need to close out accounts, which obviously doesn't make any sense. Easiest option is to simply update your home address and phone numbe...

Re: Software for tracking savings and investments
One of the benefits of my work at previous companies is that I became a serious Excel power-user - as in, I rarely need to use the mouse to do anything, and I'm very familiar with v-lookup and pivot tables (and I also learned far more than I care to admit to from using Excel to track my fantasy base...

Re: English name for 積立NISA
I translated this once the same way - defined the first time as 'NISA accounts with automated monthly contributions' then just Tsumitate NISA thereafter.
I suppose 'recurring' would be another option.

Re: Taxes as a consultant
You don't need to pay consumption tax as long as total revenue from the business you're running as a sole proprietor is less than Y10 million per year. If you do work for a corporation, they will likely be required to withhold 10% (or 20% if the bill is for over Y1 million) if you're a 個人事業. I think...

Re: Raising Kids and Picking Schools
One thing i am uncertain of, and is one of the main reasons I am staying away from youchien, is the approach or teaching methodology employed. I believe that at kindergarten, children need to be allowed to explore and learn from experimentation. They should not made to conform to certain standards ...

Re: Value of Second hand Mansions
I was warned by real estate dudes that very few people want to rent used homes so there's that... Honestly this place is beyond my experience and I can't comment much on it I have no idea what the dude(s) in question is basing that on, but based on my experience (a) in the area where I live now and...

Re: Value of Second hand Mansions
How realistic is it to assume you'll be able to sell for the same price in Japan? I'm guessing it will depend on the local market. Yeah, obviously would depend on the local market, as well as the actual property (close to station, age etc). But over the past 6-7 years from what I can tell, per-tsub...

Re: Value of Second hand Mansions
This is an important lesson. My wife and I ran the numbers a few years back and came to the conclusion that, unless there was a sudden appreciation in property values in Tokyo, with all the associated costs included it would take about 5 years for a purchase to show its value (i.e.: be cheaper than...

Re: Raising Kids and Picking Schools
Just my $0.02, but I'd rather focus on raising a well-rounded individual that loves learning before throwing a lot of money at an international school as if 'English as the first language' was a magic pill. Not going to an international school doesn't suddenly create a barrier to living overseas. I ...

Re: Value of Second hand Mansions
I still think there are some issues in your numbers(I did miss the 15 year mortgage being on 30m, but the numbers are still way off the actual rates), I have no idea how you're arriving at your numbers. Option 2 is a 40mn 35-year loan, Option 3 is a 30mn 15-year loan. Both are 元利均等返済 The annual pay...
