Re: How to buy a mansion with cash?

ClearAsMud has got you covered. I have purchased three properties in Japan (and one in the UK in cash. In Japan, at least, you do not need a realtor, although I recommend one - specifically, I recommend you find a realtor you can buy a property from. Realtors often also own properties, and when/if y...

Re: Median v average returns.

Ok, this is interesting. Thank you. I wonder why the average return is lover than the median...I always thought the averages were higher than the medians as it strips out those huge outliers. There are some pretty good Intro Stats courses on Coursera / edx - you need to understand the distribution ...

Yes, indeed! Yeah, the US or UK would never have that! I mean, Goldman Sachs, JP Morgan, ...

Re: Buy land, build later. Thoughts?

Or you can buy a plot of land next to your current house, and treat the plot as an extension of your current house. That's what we did. Our property tax went up, but it certainly didn't double even though we more than doubled the total space of our plot. Just curious, but did you combine the new pl...

I will bet you a reasonable amount that you will not average 7% in real returns over the next 10 years.

Re: Selling off land for retirement

I know bostoninvestor noted that he wasn't recommending annuities, but just to hammer the point home, DO NOT get an annuity. Rarely is it ever the prudent choice. Frequent problems include: Not earning interest, if you die the annuity dies with you (ie, your spouse wouldn't receive any death benefit...

Re: Bank recommendations for mortgage for an old house

Definitely try local banks. They may well be far more willing to be flexible. Try local 信用 banks, etc. Before I bought the house next door, I spoke to the small bank that was working with the current owner's son to sell it, and they actually were going to offer a loan at a very good rate, even thoug...

Re: Accounts possibly going to be suspended

the beginning of October I got my documents together, but I had a problem with my tax certificate. I went to city hall and they said my company hadn’t done their 2021 return yet. I CFO of a Japanese company here. I'm not sure I fully understand the situation, but - do you know when the fiscal year ...

The Tama area of Tokyo could suit your needs, particularly around Kodaira, Higashi-Kurume, Higashi-Murayama, Kiyose. Easy access to central Tokyo on the Seibu line. Plenty of quiet neighbourhoods. The houses prices aren’t too ridiculous. Can’t vouch for the schools but they have them! A lovely area...
