iDeCo is Tax Advantaged on the Way In, but locked until 60 NISA is Tax Advantaged on the Way Out, but can be withdrawn any time. I know a taylor who comes to Tokyo and Osaka from Hong Kong about every 2-3 months, and then takes the work back to Hong Kong. I think his suits are good.

I think the problem may be that the land has no cashflow, and Japanese banks don't want to be stuck with land they may not be able to off-load,
How about converting it to a pay car park? Or is it not in such a location?

I’d recommend sticking with the mutual aid association for the extra 2 years if you can afford the premiums. The coverage is usually better than NHI, and it gives you a smoother transition without surprises. I did the same after retiring, and it gave me peace of mind while I sorted everything out. ...

I'm expecting (at some point) the yen strengthening to 100 or so. I have been in Japan a while. I have it ingrained in my brain that the yen should be around 110 to the dollar.
