Wow looks like the CFOs at the major Japanese corporations are bracing for the yen to strengthen against the dollar during the rest of fiscal 2024. Japan companies brace for forex bumps, assume 144 yen-dollar rate Market gyrations prompt cautious yen outlook for earnings forecasts https://asia.nikk...

Re: NISA - portfolio for the longest term
Do not rely on LLMs quite yet, lest you be lead astray. The following should clear up any confusion. Source: https://www.cmegroup.com/education/courses/introduction-to-topix/what-is-topix.html Comparing the TOPIX Index with the Nikkei 225 Stock Average While the TOPIX is a key cap weighted broad-bas...

Re: Preparing a rental apt for the market - blinds/curtains etc.
I disagree being stuck with an old couch, table etc you don't want in a rental would be pretty terrible.
No way to store them for free, you'd have to pay to get rid of them etc etc.

Thanks for the heads up on the Nikkei 225 versus TOPIX question. Maybe I should think about a 50:50 mix of Nikkei 225 and TOPIX?
Would you 50/50 between a dow/S&P500? Topix is the whole Japanese market, while Nikkei is just skimming the top.

Re: Preparing a rental apt for the market - blinds/curtains etc.
Thanks for the reply! Yes, I've been advised to take out the remaining blinds and put in curtain rails. I would probably be responsible for replacing blinds if the strings break. Looking at the walls, I think they are ok without repapering. The tatami covers will have to be changed, stove and airco...

Re: NISA a bad idea for mortgage holders?
He says that only people who can afford to pay off the mortgage with spare cash should consider NISA but that seems a smidge over-cautious... That is nonsense, if you ask me... Agreed, especially here in Japan. It’s just patent nonsense. There might be some it’s applicable to (maybe those with high...

Re: NISA - portfolio for the longest term
The way I see it a dividend is better than selling shares for a simulated dividend because you will still have the same number of shares after getting the dividend. You will still remain fully invested up to the NISA quota limit rather than have a regularly diminishing NISA advantaged portfolio. Th...

Re: NISA - portfolio for the longest term
You see, I’m retired so I definitely do not want to turn off the pay outs. So tax free dividends seem to make excellent sense since I will still keep the NISA account fully invested up to the limit while enjoying the income stream. Of course the account will increase in value if I keep reinvesting ...

Re: NISA - portfolio for the longest term
Seems to me that if I start producing artificial dividends by selling off funds in the NISA account from next year that will be very much a ‘leaky NISA’ and not really taking advantage of the account’s tax advantaged status for both income generation and capital gain. Is that not so? You can turn i...

Re: NISA - portfolio for the longest term
I think that in the longest run we all tend to die. So why not enjoy the tax free dividends from ETFs if you’ve already completed your accumulation phase, is my train of thought here. Plus, by keeping the ETF itself untouched and hopefully increasing in value in the home currency it’ll act as an in...
