I would not bother, and just use a Ultra-short Bond index instead.

We did not get it.

Someone who applied a few hours before us seems to have had a pre-approved mortgage lined up.

Oh well, it was learning experience.

We have to chat with AU, about what happens now that the pre-approval has gone through, but there is no house! :lol:

Take out the furniture, replace the blinds, and replace the remote.

I would consider leaving appliances like the washer or fridge, that may not be worth any money, as a way to entice renters. Unless you have plans for them.

Pray you get a good tenant. Get a security deposit.

In a taxable account though, I'd probably give the ETFs the edge, since there is no way to get a tax credit for the US withholding tax paid by a non distributing Mutual Fund. I'm pretty certain most funds recovers those taxes internally. They changed the law in 2020 to prevent mutual funds from bri...
