With the Yen at 158 I think I speak for us all when I say that this is a miserable situation and I hope the trend reverses soon.

No physical cash exchanged when we paid the down-payment on our place. All done by wire transfer as one would expect.

I worry that Amazon's entry will herald the end of the furusato good times - it is one thing for Japanese companies to make out like bandits arbitraging the processing and delivery costs of these transactions which is ultimately coming out of tax revenues - it is another thing if a US company starts...

Just wanted to say thank you for sharing this information. Having the full tsumitate portion come out of my credit card just makes life that much simpler - the smidgen of points just being the icing on the cake.

I don't know the specific answer to your question but Japan has very strong consumer protections and, even if the broker disclaimed such liability in their terms of service, it is highly likely that they would end up being required to indemnify any affected investors from unpaid tax liabilities.
