Re: Fixed rate mortgages getting more popular
I got a floating mortgage not too long ago. I'm happy with it, but I can pay most of the sum off if the interest were to go up sharply, and my monthly payment is very low(I moved further from the center as I'm able to work remotely these days) I also don't believe it will. A huge chunk of the japane...

Re: Mortgage Application
I got a .475 loan with nothing down from mizuho. Could've had .375 with 2mil down, but I crunched the numbers and it turned out better to just invest it and take the higher rate. I guess I'm putting my money where my mouth is because that's the same thing I've recommended before(assuming you have a ...

Re: Anyone had any experience with AP Advisers?
I cannot say if it's the case for this place or not, but many of these "advisors" are double-dipping. First they take management fees(maybe 0.5-1.0%?) and then in addition to that they receive kickbacks from the funds they put your money into(which have high management fees... which are us...

Re: To buy or not to buy, that is my question.
You actually got me curious on rent trends, don't they ever increase? I felt it was a tad too conservative in your calculation to assume the rent would stay flat at 1.8man for 10 years, but I haven't been in Japan long enough to really believe in this hunch. Ha, ha, rents would probably go down as ...

Re: Heat Stroke/AC Life Hacks
My partners parents have been sleeping in separate rooms for decades and swear it's the secret to a long marriage. We've been doing the same. Of course having a room each is a luxury I guess many don't have, but you can read in bed as long as you like, use whatever blankets and air-conditioning you ...

Re: Defering the state pension.
Exactly, What I was trying to get at, that life expectancy has mostly increased, because children don’t die at birth and survive into adulthood, mostly due to clean water, sanitation, vaccines and antibiotics, but we don't generally live longer. That's not exactly what I was saying. It's not that b...

Re: Defering the state pension.
So as you know most of us will be on the new pension system where we cannot retire at 65 but 67 so our break even age is 84 year old. If you were born in 1978 you'll retire at 68, and your break even age is 85 years old. The average life expectancy in the UK is 81,( life expectancy of an immigrant ...

Re: Maintaining Prestia Gold
I'm under the impression some people moved to prestia after shinsei stopped just giving away free transfers at their base level. I had an account with both at one point(only because I originally had a citibank account for the credit card through that). Eventually I found that prestia was no longer a...

Re: The top ten posters on the site
Surprised I'm there... not much been going on lately to post about. I guess that's the nature of passive investing.
There's always an itch to do more, but anything else really needs a fundamental change in strategy/risk tolerance and seems like an emotional reaction(fomo) rather than a rational one.

Re: Sometimes I don't understand Japanese business logic?
Yeah, my local bank tried to sell me something similar, then kind of agreed when I suggested that it was basically currency speculation. Not attractive. Exactly! I don't understand their business logic. They spend so much time in meetings and then come out with such campaigns. It's such a waste of ...
