Re: TransferWise Debit Card is out!
Very interesting! Does anyone know if you could use this card for sending money back to parents in your home country? And would it meet the tax deduction requirement for Japan? My initial thought was to get the card, send it to my parents and let them withdraw twice a month for support and then clai...

Understanding Bridge Loan and Home Loan
Hello All, My wife and I have finally received PR, opening up the doors for better rates and retirement planning here. As part of that process, we are looking at building a custom home (passive house hopefully). Our question is about loans and build process. Our Plan We have spoken with Passive Hous...

LINE for trading
Has anyone investigated this service from LINE? https://linecorp.com/ja/pr/news/en/2019/2890 I just came across it today and the fact that it lets you trade single shares vs the normal 100 shares at major Japanese brokers was surprising. I am still looking into the Japanese site to find fees and res...

Re: We're building a house!
Congrats Tony! I would love to read the blog; details from how you found the land, the passive house architect, what you asked, etc. My wife and I are very keen on doing a fully passive house here (CLT, Solar, etc), so your experience would be wonderful to follow. If you need any support for your bl...

Oshimaland (Property with death, murder, suicide stigma)
This came up in a recent Reddit discussion about a property. Someone replied to my question saying that oshimaland exists, but there is not a way to actively search for it - just have to reach out to real estate agents. My questions are: 1) How warranted is the stigma on these properties? I personal...

Re: Options for US citizens in Japan
I have a Schwab and Fidelity account, both of which I was able to open after I had already been living in Japan for 5 years (circa 2016-2017). Usually, you cannot do this, but since I still have a valid US driver's license and therefore 'residence' in my home state (ie my parent's house), they didn'...

Re: Finding fee on Rakuten Securities
Much appreciated. One reason for my interest in that ETF fund is that it doesn't trigger the PFIC that the IRS applies to US citizens investing abroad. So besides investing in domestic (Japanese) stocks, this ETF is another option and it does seem to have an acceptable fee. I have been trying to inv...

Finding fee on Rakuten Securities
This is a wonderfully dumb question. I can find the fee for some of the investment trust accounts, but I cannot find the fee for the SPDRS&P500ETF (1557) ETF. The second tab has a fee section of: 信託報酬(税抜、%) 0.0945 But I am not convinced that is the annual fee for investing in that ETF. Any help or i...

Getting land reallocated (either size or build type)
I am curious if anyone has ever gong through the process of buying a piece of land and getting the land type changed. For example, buying farmland and getting it rezoned as residential. Or buy a lot that has a small build ratio (like 建ぺい率・容積率 20%・30%) and getting is changed to 50% - 100%. Any inform...
