Would the loan qualify for the residential property mortgage tax deduction thing?

My new house qualifies and I get 1% of my mortgage balance back each year, up to 50,000,000 worth of mortgage balance (eg max 500,000 income tax back). For the first ten years.

So if yes, then it would make the loan route look marginally less ugly.

Sure. Worst case scenario is that we don't get the house, I guess. Don't really care. It is a nice house in a stunning location, and I can imagine us living there in the future, but I like our flat quite a lot too :D

I don't have anything add, just wanted to say that this is such a great attitude!
