Sounds like just chancing your luck in various bank branches might be a good idea too then. Thanks for all the advice.

Agreed. SMBC here as well. Although one branch rejected me, another one approved me.
We were building with Mitsui Home, and our sales rep said 'we have a bank' which I imagine he was referring to the Mitsui part of SMBC. It was plane sailing after that. Of course, you do have to have to have three years of tax returns showing good numbers.
